VOYAGE KUNDU

01SCALE

Not a single structure, but a large system that has to move together.

Project Scale

440 Rooms
7 Restaurants
7 Bars

The scale of Voyage Kundu is not just about numbers. From accommodation areas to food and beverage outlets, from common areas to technical spaces, many different sections need to progress within the same work schedule. At this scale, main contracting is not just about tracking completed work — it means making sure different teams and disciplines can move forward on site without getting in each other's way.

02WHERE IT STARTS ON SITE

Before the result comes the organization on the ground.

Behind a finished resort project lies a long execution process that begins much earlier. Starting from the shell-and-core stage, where rebar and formwork are underway, different teams need to move through the same site in the right sequence. This is where Borda Yapı's role as main contractor becomes clear: translating the work schedule to the field, coordinating teams, and controlling the progress of the works.

03AS THE STRUCTURE RISES

Different trades advancing within the same schedule.

As the shell and core progresses, the project moves into a new phase. Reinforced concrete work, steel elements, and preparations for the next trades follow one another on the same structure. The key issue here is not finishing a single task, but establishing the right, controlled sequence so that the next disciplines can work. As main contractor, Borda Yapı takes on the coordination of this multi-layered site process.

04SITE ORGANIZATION

Coordination, an important part of the work you do not see.

Many teams work at the same time on a resort construction site. Main contracting requires not just having these teams on site, but making sure they progress at the right time, in the right area, without blocking the next task. One of Borda Yapı's core responsibilities on the project was managing site organization, the work schedule, subcontractor coordination, and quality control processes under a single, shared plan.

05INTEGRATION OF TECHNICAL SYSTEMS

The unseen part of a building matters as much as the architecture.

A hotel is not finished simply because its visible surfaces are complete. Technical spaces, plumbing, electrical distribution, and other building systems have to progress together with the architectural and structural works.

According to the project data, Voyage Kundu's mechanical and electrical works were carried out by ASTEK, Borda Yapı's group company. As main contractor, Borda Yapı managed the coordination of these technical disciplines with the site schedule and the other trades.

06TECHNICAL SPACES

From execution to a finished system.

A finished technical space is only a photograph of the outcome. What makes it valuable is being able to see the execution process it took to get there.

07AS THE DETAILS COME TOGETHER

Large scale is completed through small details.

As the structural and technical works progress, the project moves into its final execution stages, where architectural details are completed. Surfaces, finishes, and interior works are among the most visible parts of the transition from shell and core to a finished project.

08FROM CONSTRUCTION SITE TO RESORT

Same project, two different moments.

The process that begins on the construction site reaches the resort's final form once hundreds of different tasks are completed toward the same goal. Borda Yapı's role as main contractor rests on managing site, team, schedule, and quality processes together throughout this transformation.

11CONCLUSION

Main contracting means managing the entire process together.

Voyage Kundu is a comprehensive main contracting process in which site organization, the work schedule, coordination across disciplines, and quality control were managed together on a large-scale resort project. For Borda Yapı, the value of the project comes not only from the finished building, but from the ability to manage the entire process that leads to it.
